Chandler, Arizona
Paver Contractor in Chandler, AZ
Chandler was a farm town first. Cotton, grains and alfalfa grew on flat irrigated fields here, and the city grew from about 30,000 people in 1980 to more than 240,000 today. For paver work, that history shows up as flat lots, master-planned neighborhoods with HOA review, lake communities like Ocotillo and Fulton Ranch, and a lot of builder concrete that is now decades old and ready to come out.

From 1980s tracts to the Ocotillo lakes: Chandler paver jobs
The growth-years neighborhoods. Most of Chandler was built out in the 1980s, 1990s and 2000s as the population climbed past 240,000. A lot of those homes still have the driveway, back patio and pool deck the builder poured. After 20 to 40 years of Arizona summers, that concrete is cracked at the joints, stained, or settled in front of the garage. These jobs start with tear-out, then a new grade and a new base.
Ocotillo. Ocotillo is built around golf and man-made lakes filled with reclaimed water from the city's treatment plant, and parts of it went up in the late 1990s and early 2000s. Lakefront and golf-side backyards raise questions you don't get elsewhere in Chandler: how far a patio can run toward the water, where its runoff ends up, and what the HOA allows along that edge. We answer those before we draw a layout.
Fulton Ranch. This is an upscale lake community in south Chandler, with palm-lined paths, gated enclaves, and townhomes alongside single-family homes. Front yards here are part of a carefully kept streetscape, so a new driveway or entry walk goes to the Fulton Ranch Homeowners Association before we build. Our packet for that review names the paver, the color and the pattern, and shows the layout on a drawing.
Sun Lakes. Sun Lakes borders Chandler but isn't part of the city. It's the 55+ active adult community Robson started in 1972. The requests there are practical: level walkways without trip edges, patios that are easy to keep clean, and smooth, steady paths to the car and the mailbox.
Former farmland, flat lots and HOAs
Under the rooftops, Chandler is old farm ground. That shapes how we build here in three ways.
Flat lots. Flat sounds easy, but water doesn't leave a flat yard on its own. If a patio or driveway is laid dead level, monsoon rain sits on it or runs back toward the house. Before any digging starts, we pull string lines across the yard and work out the fall, so every surface sheds water toward the street or a planned low spot.
What's under the topsoil. An established yard has topsoil, old landscape fill and roots near the surface. None of that belongs under pavers, so we dig to firm ground. Some Chandler lots have caliche down there, a cemented layer that turns up all over the Valley and holds water instead of letting it through, and we plan the drainage around it. Driveways get 4 inches of ABC under them, wetted and compacted a lift at a time.
HOA review. Ocotillo, Fulton Ranch and many other Chandler neighborhoods are master-planned with architectural review, and color, border and even pattern can need approval. Sun Lakes is a different case: it's unincorporated Maricopa County, not the City of Chandler, and it has its own association. For each job we sort out which government and which HOA have a say at your address, and what they allow, before a start date goes on the calendar.
Budgeting for pavers in Chandler
The ranges below are what most Chandler jobs land at, installed. Your own figure is set once we've measured the yard.
- Paver driveway: most run $5,000 to $10,000 for a two-car driveway of about 550 to 900 square feet in standard concrete pavers. Tearing out an old concrete driveway adds about $1,400 to $2,700.
- Paver patio: most concrete paver patios run $2,500 to $6,600 for about 300 to 600 square feet. Natural stone or travertine runs about $4,500 to $10,800, and removing an old concrete patio adds about $750 to $1,800.
- Pool deck: a typical deck with coping runs $7,000 to $13,400 in concrete pavers and $11,000 to $21,000 in natural stone or travertine. Removing old concrete decking adds about $1,500 to $3,000.
- Walkway: most run $850 to $2,750 in concrete pavers. The minimum job is $800.
