Surprise, Arizona
Paver Contractor in Surprise, AZ
Surprise grew fast. The city went from about 31,000 people in 2000 to about 118,000 in 2010, and a big share of that growth came as master-planned communities like Sun City Grand, Marley Park and Asante. That shapes the paver work here: replacing builder concrete, finishing bare backyards, building yards that take little upkeep, and getting designs through HOA review before anything is built.

From the 1938 townsite to Loop 303: Surprise paver jobs
The original townsite. Flora Mae Statler founded Surprise in 1938 on farmland, with small, inexpensive houses for farm workers. The original square mile sits between Greenway Road, Bell Road, Dysart Road and El Mirage Road, and the city incorporated in 1960. Homes here are older and lots are simpler, so the work is usually replacing worn concrete driveways and walks and adding a real patio out back.
Sun City Grand. Del Webb built Sun City Grand as an active adult community from 1996 to 2005. It has 9,802 homes and four golf courses: Cimarron, Desert Springs, and Granite Falls North and South. In some neighborhoods the HOA handles landscaping, and owners across the community tend to want yards that need even less. That means patios and paths that replace gravel or grass, driveways that clean up easily, and smooth, even surfaces with nothing to trip on.
Marley Park. Marley Park opened in 2005 on nearly 1,000 acres, with 18 themed parks connected by a tree-lined path called the Arbor Walk. It's a walkable neighborhood where front yards face a lot of foot traffic, so driveways and entry walks get noticed. The HOA reviews exterior changes.
Asante and the newer communities near Loop 303. Asante is a master-planned community near the Loop 303 where builders are still selling new homes in styles from Spanish Colonial and Craftsman to Ranch and Desert Prairie. New homes usually come with a concrete driveway and a mostly bare backyard. Owners here often start with a patio, then add a pool deck or upgrade the driveway once they've settled in.
Flat farmland, caliche and HOA rules
Surprise started as farmland, and most of the city is flat. Flat lots are easy to dig, but unless someone builds a slope into the job, water has nowhere to go. Below the topsoil there's often caliche, the cemented layer found all over the Valley, and it holds water instead of letting it through. Water that seeps into a paver base sitting on it has no way out.
Newer lots add one more thing to watch. When a builder grades a new lot, the yard is shaped to send water to specific spots, usually toward the side yards and out to the street. A patio, pool deck or walkway has to keep that working. Block it and the next monsoon storm puts water against the house.
That's why the grade and drainage plan comes first on every Surprise job. Driveways then get 4 inches of ABC, the aggregate base course, wet and compacted one lift at a time. Bedding sand is screeded flat on top, edge restraint pins the perimeter, the pavers go down, and joint sand is swept in ahead of a final run with the compactor. When a bid builds on decomposed granite or quarter-minus, read it as a red flag.
Sun City Grand, Marley Park and Asante each have an HOA with its own review, and we look up yours, plus the city's rules, before a crew is scheduled.
