Gilbert, Arizona
Paver Contractor in Gilbert, AZ
Gilbert was the Hay Capital of the World before it was a suburb, and the U.S. Census Bureau later named it the fastest-growing municipality in America from 1990 to 2003. For paver work, that history means flat former farm fields, master-planned neighborhoods with HOAs, and a big stock of 1990s and 2000s homes whose original concrete is wearing out. Val Vista Lakes dates to the mid-1980s. Agritopia and Power Ranch came later.

Gilbert's paver work, from Val Vista Lakes to Power Ranch
Val Vista Lakes. Construction started around 1984 on what had been a sheep farm, and the first homes were finished in 1986. The neighborhood was built around man-made lakes and a big clubhouse, and many of the early homes have a California coastal look. Original driveways, patios and pool decks here are approaching 40 years old, so most paver work starts with tear-out. Pavers and travertine suit that architecture well.
The boom-years neighborhoods. Gilbert had fewer than 2,000 people in 1970 and grew faster than any other U.S. municipality from 1990 to 2003. A lot of the town's houses come from that stretch. Pools are everywhere: Realtor.com's 2015 look at property records counted one at 37 percent of Gilbert's single-family homes, a share few mid-size or large U.S. cities matched, and plenty of those pools are still ringed by the builder's concrete deck. That concrete is 20 to 35 years old now. Cracked pool decks, sunken driveways and small slab patios are the everyday jobs here.
Agritopia. Agritopia was the Johnston family's hay farm until ground was broken for homes in 2003. It's a 166-acre neighborhood with a working urban farm, laid out on New Urbanism ideas, with craftsman, Spanish eclectic and other early 20th century house styles. Paver work here is about fitting the architecture: brick-look and clay brick pavers, soldier borders, and front walks that suit a bungalow.
Power Ranch. Power Ranch is a 2,000-acre master-planned community, built mostly in the early 2000s, with fishing lakes, trails and resort-style community pools. Its homes are around 20 years old, so the builder concrete is starting to crack and stain. Front-yard changes there go to the Power Ranch Community Association for review.
Flat farm ground, HOAs and drainage in Gilbert
Gilbert's farms ran on the irrigation canals that came with Roosevelt Dam, and the land they worked was flat. The subdivisions kept that flatness. On a flat lot, water doesn't drain by itself, so every driveway, patio and pool deck needs fall built into it. Our crews stake out the slope with string lines ahead of excavation, sending water to the street or a planned low spot instead of the house or the pool.
Below the surface, we dig past topsoil and old landscape fill to firm ground. Now and then that means hitting caliche, the rock-hard layer found under much of the Valley. Water stops at it, so our drainage plan never relies on the ground to absorb runoff. For a driveway, the base is 4 inches of ABC, each lift watered and compacted. A competing bid that puts DG or quarter-minus under the pavers is cutting the one corner that matters most.
Most of Gilbert's newer neighborhoods are master-planned, and master-planned usually means an HOA with design rules for color, border and pattern. Gilbert is a town, not a city, so it's the Town of Gilbert's rules we look up for your address, along with your HOA's, before a start date is set.
