    Paver Contractor in Peoria, AZ

Peoria runs a long way from south to north, and the paver work changes along the way. Near historic downtown Peoria the lots are flat, and plenty of the concrete is as old as the houses. Up in Vistancia, Trilogy and the foothills toward Lake Pleasant, the homes are newer, HOAs review exterior changes, and many lots slope. We plan every Peoria job around the ground it sits on.

Downtown Peoria to Lake Pleasant: how the work changes

Downtown Peoria and the south end. Peoria was settled in 1886 by families from Illinois. Downtown Peoria, the historic core, runs from Peoria Avenue to Madison Street between 83rd and 84th Avenues. Homes around it and in the Varney neighborhood date back to the 1940s. The ground here is flat, and plenty of the original concrete is still in place, cracked and settled. Most jobs here start with tear-out, then a fixed grade and a new base.

Established HOA neighborhoods. Fletcher Heights, Parkridge and the active adult communities of Westbrook Village and Ventana Lakes all have HOAs. The typical project here is an upgrade: builder concrete swapped for pavers, a plain back slab turned into a patio you can actually use, or a tired pool deck redone. These HOAs usually want to see the paver and color up front, so we write out the exact product and color names for you to attach to the request.

Vistancia and Trilogy at Vistancia. Vistancia is a 7,100-acre master-planned community in north Peoria that opened in 2004, with views of White Peak and Twin Buttes. Trilogy at Vistancia, a 55+ community built by Shea Homes, is one of its neighborhoods. Common projects here are courtyards, back patios big enough for real furniture, travertine pool decks and walkways that replace gravel. Owners want a yard that looks finished and doesn't eat their weekends.

The foothills toward Lake Pleasant. Peoria reaches north into the foothills, past Sunrise Mountain and West Wing Mountain, all the way to Lake Pleasant, which the city annexed in 1996. Lots up here often slope, rock sits close to the surface and desert washes run nearby. Driveways climb or drop to the street, patios need steps, and the drainage plan does most of the work.

Hillside lots, flat lots and caliche

Caliche runs under much of Peoria, just like the rest of the Valley. It's a hard, cemented layer, and water doesn't drain through it. On a flat south Peoria lot, water that soaks down to the caliche just sits, so the surface has to shed it before it gets the chance. On a hillside lot up north, the problem flips. Monsoon runoff comes down the slope fast and wants to cross your patio or run down your driveway toward the garage.

Either way, we settle grade and drainage first and build up from there. A Peoria driveway gets 4 inches of ABC under it (that's aggregate base course), watered and compacted one lift at a time, whether the dig hit foothill rock or south-end caliche. Then a screeded sand bed, edge restraint to lock the sides, the pavers, broomed-in joint sand and one last pass with the compactor. If a quote builds on decomposed granite or quarter-minus instead, that's a red flag, not a savings.

Most of Peoria's newer neighborhoods have HOAs, and the far north end of the city crosses into Yavapai County. Before a Peoria job goes on the calendar, we confirm the county, the HOA and the city rules that apply to your lot.
