Replacing builder concrete in Eastmark and newer Mesa
New homes come with a plain concrete driveway, and a lot of owners want something that matches the house. Before anything gets broken out, the HOA has to sign off. Eastmark's Design Review Committee requires approval before exterior changes start, and work done without it may have to be removed at the owner's cost. For that application, we hand you samples, a drawn layout and the exact product names.
With the slab gone, we cut to grade and bring in 4 inches of ABC, soaking and compacting each lift before adding the next. Bedding sand is screeded over it, the field and border go down, the edges get restrained, and joint sand is swept in ahead of a final compaction. A skipped or skimpy base is how a driveway fails before it's even finished.
Sloped driveways in Las Sendas
Las Sendas is built against the Usery Mountains, and some driveways there have real pitch. On a slope, the base and edge restraint matter even more, because gravity and runoff both pull pavers downhill. We set string lines, check grade from top to bottom, and plan where monsoon water leaves the driveway so it doesn't run into the garage or wash out the edges. Exterior renovations in Las Sendas can't begin until architectural review approves them, so the submittal is the first thing we line up. Older driveways in central Mesa
Around downtown and the Evergreen Historic District, homes date from about 1910 to the late 1940s, and many still have old concrete driveways that have cracked and settled. Some yards in the core also get city flood irrigation. If yours does, the driveway edge is set above the lawn and the ABC stays out of the water's path, so irrigation stays in the grass. After that, it's the usual sequence: tear-out, grade, base, pavers.
