Replacing builder concrete
A builder driveway is a slab poured on whatever the grading crew left behind. Once it cracks, there's no clean fix. Patches don't match, and oil or rust stains rarely come out all the way. Pavers work differently. If one gets stained, it gets pulled and a new one goes in.
The new driveway is only as good as what's under it. Once the slab is broken up and hauled off, we set the grade toward the street. Then the aggregate base course (ABC) goes in, 4 inches of it, each lift watered and compacted before the next. A screeded sand bed, edge restraint, the pavers and swept-in joint sand follow, and one last compaction ties the field together. Surprise is flat former farmland with caliche underneath, and caliche doesn't drain, so the slope on the surface has to move the water. The base mistakes that doom a driveway early.
A competing bid that lays pavers over decomposed granite or quarter-minus is a red flag in our book.
Picking a driveway your HOA will approve
Surprise's master-planned communities mix a lot of house styles on the same street. In Asante alone, builders offer Spanish Colonial, Craftsman, French Country, Ranch, Cottage and Desert Prairie designs. A driveway should pull from the house it sits in front of: warmer blends and tumbled pavers next to tile roofs and stucco, cleaner colors and a crisp border next to more modern elevations.
Borders do a lot here. A contrasting band at the edges and along the sidewalk makes a standard paver look custom for a few hundred dollars.
